Do you have a home or apartment currently listed for sale that you no longer live in? Did you take your furniture when you moved out? And are you finding that selling your property is taking longer than you expected?

Real estate professionals will tell you that selling an unfurnished, empty apartment or home is considerably more difficult than one that is furnished and decorated. If your home is empty, a good idea to increase interest and showings is to have it staged. Staging usually involves hiring someone to fill your home with furniture and accessories.

Staging a home with rented furniture can be very expensive. Most sellers are not willing to bear that cost. A New York real estate broker, however, has found a firm that will decorate your empty home virtually, adding furniture, photographs and color that bring the home to life.

Unfurnished spaces often appear smaller than they really are. With virtual staging, a broker can take photographs of the empty property and, through the use of technology, decorate the home in a way they know it will enhance eye appeal that will sell the property quicker.

Virtual technology pairs photos of furnished rooms with the unfurnished rooms to give a buyer the opportunity to see what can be done with the space. This is not a trick to fool prospective buyers. Rather, it is a tool to assist buyers in seeing the potential of the home. Virtual staging can show that a room will accommodate a king-size bed or can only hold a twin.

Currently over 90 percent of buyers utilize the Internet to search for homes. Almost all of them say seeing photographs on brokers' websites is a very useful feature. Because of increased Internet house hunting, photos of empty rooms are at a distinct disadvantage to photos of decorated spaces.

If your New York home is for sale and not furnished, you should ask your real estate professional to consider virtual home staging.
